Positioned for Mobility, Innovation & Growth
Anchored by the 61st & Peña Station, Peña Station NEXT is a transit-oriented development strategically located along the commuter rail connecting DEN with downtown Denver. The 30-acre development opportunity is designed around a compact, walkable and mixed-use environment, with the Transit Core, Transit Community and Commercial Corridor creating distinct areas for development.
Located one stop from DEN, the District provides a 12-minute train connection to the airport and a 25-minute connection to Downtown Denver. Its location brings together commuter rail, pedestrian and bicycle connections, surrounding open space and a growing mix of commercial and employment uses.
Peña Station NEXT also serves as a living laboratory for the future of mobility and sustainable development. Cutting-edge technology is being used to explore autonomous mobility, sustainability and net-zero energy consumption, creating a forward-looking environment designed to increase convenience while reducing the District’s carbon footprint.
Potential Uses
Peña Station NEXT is planned as a mixed-use, transit-oriented community supporting a range of commercial and employment uses.
Request for Offers (RFO) Process
All DEN Airport City opportunities are available through a rolling Request for Offers (RFO), with no specific submission deadline. DEN Real Estate expects to keep the opportunity open for several years, providing interested parties with ample time to develop and propose ideas for commercial development at DEN. DEN reserves the right to close the RFO at any time.
Submission of Offers
The DEN Contract Administrator initially reviews the submitted offer for responsiveness before forwarding it to DEN’s commercial broker for market viability evaluation. If both criteria are satisfied, the offer is then submitted to the DEN Real Estate Screening Committee.
DEN Real Estate Evaluation Committee
The SVP of Real Estate presents the offer to 3-5 committee members. They will either reject it or engage the offeror to discuss the proposal and lease terms. Rejected offers receive a letter; accepted offers move to LOI discussions.
Letter of Intent
The opportunity is refined, and site conditions are confirmed to be suitable for the proposed development. Business terms are outlined, including relevant City social ordinance requirements.
Final Lease Negotiations, Community Outreach
An agreement is reached on business terms, lease boundaries, and social ordinance requirements (including ACDBE, if applicable). DEN Government Affairs updates Registered Neighborhood Organizations and the Council Member Town Hall on the proposed sites, while the proposer finalizes the EDI plan with DSBO.
Execution of Lease
DEN and the offeror sign the lease contract, which is then presented to the Denver City Council for consideration. The contract is executed upon approval.
